First impressions are important when your property is shown. Unfortunately, the way we live in our home every day is not usually how we should show a home when it goes on the market. Your agent will know how to spruce up the look of your home, perhaps removing items to provide more spaciousness, planting, replacing hardware or repairing key items. A well polished house will appeal to more buyers and sell quicker and for a higher price. It is important to consider:

• how much you will spend
• curb appeal
• how much more the property will be worth

Enhance your home's exterior

• Mow the lawn and cut edges
• Prune tress, trim hedges etc.
• Check that front steps, fences, walls, walkways and foundation are not crumbling or cracking
• Paint exterior if needed
• Clean gutters
• Replace ant lost roof shingles
• Replace loose siding
• Add fresh flowers to porch/doorway
• Remove any junk

Enhance the Interior

• Clean thoroughly
• Remove all clutter-maybe rent storage container
• Repaint were needed-with neutral colors
• Replace carpet where needed
• Repair cracks/holes in walls/ceiling etc
• Repair broken window panes, moldings etc
• Inspect the main systems of the house i.e. plumbing, heating, alarm, etc
• Repair dripping faucets
• Dress bathroom with new towels
• Fresh Flowers

Other things that may make your house appealing are the architectural appeal, original architect, designer, developer, builder etc. Your agent can work with you and help you to gather data that can be show to potential buyers. Any magazine write ups, historical events effecting the property etc should be provided.
