Why are you selling? Is your home too small? Are you wanting to live in a different neighborhood? Are you relocating out of the area? A good agent will recommend that you not buy a replacement home before selling your current one, or at least until you are in escrow and contingencies are removed and satisfied. You may be able to remain in your current home and arrange a rent-back situation until you take possession of a new property. You may need to be prepared to move to an interim property.

What Price Should I Sell my Home?
Always consider the buyers frame of mind when they hear about your house. If the price is set too high, your house will not be picked for viewing, even though it may be nicer than others in the area. If you price the property too low, you may short change yourself. However in the current San Francisco housing market it is very apparent that under pricing your home brings in multiple offers, because the property seems to be priced as a deal and the property ends up selling for much more than the original price.
